Here is just a little sample of expenses a spa owner was shopping yesterday at Costco. There was another cart filled with laundry detergents , mouth wash, pops and all. All over 1000 bucks. Saw a few guys talking pictures of us pushing carts. Hope they are not from here.

Apologies for the late reply, lot of work and travel. Thanks for all replies, good insight, and agree I definitely underestimated the costs of running the business and totally overlooked start up cost. Thinking there could be some hidden fees as well if there would be a protection racket involved (don't know, just a wild assumption).

I would assume spas at least have coverage for fire.

Yeah unless the owner of the mall or whatever has that already factored in and they pay that in the form of rent.

to reduce the start up costs, some spa owners brought out previous owners. Depends on how desperate the previous owner wants to sell his/her spa, some will go as low as $10 000 or simply take it over. I would be wary of taking over previous owned spas. If the spa is lucrative, the owners wouldn't sell them in the first place.

I've tried to do some calculating for a small (semi) legit parlour, using worst case scenario, and still quite profitable. Feel I'm doing something wrong, looks to good to be true.

Instead of just a single man cave room that he initially envisioned , KL can have a whole spa to hang out with his girlfriends.
We could then rent rooms from him by the hour to bring our take-out food to.
