A plan to turn a home's garage into a massage therapy treatment room is being considered by Stockton Council.
Ha My Nyguyen has applied for planning permission to change the use of the garage to offer "holistic massage treatments by a qualified therapist" for a maximum of three to four pre-booked clients per day. The proposal is to convert the interior of the garage only and make no changes to the outside for the "modest, low-impact home business", to run from 10am to 6pm Monday to Friday, off Harrowgate Lane, Hardwick, Stockton.
A planning statement says: "This application seeks planning permission to convert the existing garage at the above property into a small, home-based massage therapy treatment room. The service will be run by the homeowner, providing pre-booked massage therapy sessions on an appointment-only basis.

"The proposal is for a low-impact, professional home business with limited client numbers and restricted working hours, designed to ensure minimal disruption to the surrounding residential area.
"There is ample on-site parking available at the property in front of the garage for clients. Clients will be advised to park on the existing driveway, which accommodates 1one vehicle, to avoid on-street parking and minimise any impact on neighbours.
"The nature of the business (massage therapy) is quiet, with no noise, music, or equipment likely to cause disruption. Appointment times will be carefully scheduled to avoid overlap and reduce client traffic to and from the property at any one time. Clients will arrive individually, ensuring there is no gathering or waiting outside the premises.
"No external changes are proposed to the existing garage structure. The conversion will be internal only, maintaining the residential appearance of the property and ensuring no visual impact on the streetscape.
"The small scale and low intensity of the proposed business mean there will be no material harm to the residential amenity of neighbouring properties. Operating hours are limited to weekdays and normal business hours, avoiding evenings and weekends.
"The proposal is a modest, low-impact home business that respects the residential nature of the area. It will provide a valuable health and wellness service on a strictly pre-booked basis, with minimal traffic and no adverse effects on neighbouring properties. The business will be operated responsibly."
